3 Tips to Help You Sell Your Timeshare Quickly
Timeshares are easy to buy, but hard to sell. Once a resort is sold out, developers generally don't support a floor price for resales, so you'll often see that the bottom falls out when it comes to timeshare prices. Fortunately, if you can take a good hard look at the situation and are determined to sell, you can do it. Here's my advice for how to sell that timeshare as quickly as possible.
1. Know what your timeshare is really worth
If you really want to know what your timeshare is worth in the marketplace, go and check Ebay completed listings in their timeshare section. No place else will give you the sort of information that you can get on Ebay. You want to see what timeshares actually sell for and on most websites the only information you see are the listing prices. Often, those listing prices are just pipe dreams.
Once you have an idea of what your timeshare is worth, then you can price it accordingly. If you just want to sell quickly so you can stop paying the maintenance fee, keep your listing price low. Sell early enough in your use year and you can get this year's maintenance fee paid for by the buyer.
2. Sell your Timeshare Yourself
You don't need to rely on a real estate agent or a specialized timeshare reseller to take care of this for you. If you know a real estate agent that you trust and he or she knows actually knows anything about selling timeshares and how to price them properly, then go for it. But for the most part, you should save time and money just selling it yourself.
If you have a local timeshare or anything within an 8 hour drive of your house, try posting your timeshare for sale on Craiglist. Just set up a new email address to deal with the spam emails you will wind up getting. Also, be wary of buyers who are supposedly out of state or out of country. I would stick to dealing with locals, someone you can meet in person for exchanging money and paperwork. Craiglist can tend to be a haven for scammers, so just be wary of anything that sounds off.
You can avoid dealing with Craigslist problems by selling on Ebay, though you will need to pay a commission to Ebay. However, they have tools in place that make the process go more smoothly. Ebay also has an escrow program which makes dealing with the financial aspect of selling your timeshare much safer.
3. Be wary of timeshare resellers
There's a type of timeshare reselling scam that is commonly practiced by what is know as "postcard companies". These are companies that mass mail tons of postcards to timeshare owners. The cards suggests that the company will buy your timeshare from you. They usually come to town and set up at a hotel conference room in order to make their pitch. In actual fact, they will try and get you to give them a few thousand dollars for taking it off your hands.
There is no reason to pay a company to take your timeshare from you. If you really want to get rid of it, set up an Ebay listing with a price of $1. If your timeshare is even the slightest bit decent, it should sell.
