The easiest way to get started in the Investment property world is to begin with a home, or a series of homes commonly called a multi-family residence. Real estate at all levels, especially now is priced really low! Most multi-family homes are listed at a reasonable price, however, sometimes but not always there may be some room to talk the seller down. If you are not the kind of person to dicker over the price of a property, then you should consider waiting until the property folds. At this stage, the multi-family home has not been fully reverted to the lender and is still semi-active within the market. Find a foreclosure agent in the realty world, who knows his stuff.

Multi-family properties can be anything from a standard single family home with a basement, rented as 2 homes, condos, townhouses, mobile homes (more than one on a lot) and cabins. People all need a place to live, and sometimes having an extended family in a tiny space is neither healthy nor economical. Some revenue seekers will turn run-down-old hotels into multi-family homes too. With this style of home, your investment may exceed the bank or you may have invested in an investment property well worth the money.

Newer multi-family units are expensive and sometimes out of reach. To get a good loan to purchase a multi-family unit, you must have less debt and more money in your banking account. The more money you can show coming into your account the better chance you have of buying a very special investment. If you are looking to purchase a run-down multi-family unit, consider getting a construction loan, with documents that show the time of restoration and how long before you will be back in business.

Businesses who make monetary loans want to know the investment is a good one, not a bad one. There are even places for multi-family units inside housing tracks. However not having enough capital to work with, makes commercial or residential investment properties of this kind nearly impossible to obtain.

Depending on where your multi-family units are located there is a good chance you will not have a good return in the first few years, however, if you are willing to ride the market and give it the time to bounce back; there is a good possibility you will be make more revenue sooner rather than later. The economy is in shock, but soon the property investment market will pick up again!
