You should feel a lot more comfortable dealing with an estate agent who you have been referred to by someone who can vouch that they have had good dealings with. This is so important in finding somebody who is trustworthy. Also you should go on your first impressions. They count for a lot in whether or not the chemistry is going to work between the estate agent and yourself. If you do not have that feeling of trust at the beginning, you should more than likely trust your gut feeling.
Another thing that you should do is to visit more than one real estate agent. As is said about a lot of things in life, don't put all your eggs in one basket, the same can be said here. You should be able to find three or four different real estate agents and make comparisons about what they are offering. You can also judge them on their knowledge of the local area, their experience, their qualifications, and it will make it a lot easier for you to go for the real estate agent that you can feel more of a connection with. Asking for names and phone numbers of previous clients would not hurt either.
A lot of estate agents will only be really happy with you if you are going to create them large amounts of money in commission. So, if you feel that the estate agent is not giving you the proper attention because your estimated purchase price is too low for them, then you should get out of there as quick as you can. Always try and deal with real estate agents who are happy to deal in properties within your price range.
Getting an estate agent to accommodate you in terms of outside business hours could be to your advantage as well. If you have to work during the day you may need to visit properties after hours on the weekends, there will be many real estate agents who would be only too happy to do this. Communication is also vital. The last thing you want is to be taken to properties that you don't want to see. You need to communicate your wishes for a bluntly at the beginning. Also if you are choosing an estate agent that you get on well with, and trust, you are more than likely going to be able to negotiate with him about the price, and trust them with their judgment.
