FSBO Real Estate Benefits

The benefits associated with buying FSBO real estate are quite a bit more substantial than many people realize. The typical path to home ownership usually includes going to a real estate agent and selecting one of many real estate properties listed on the MLS. These properties are usually listed by seller's agents acting on behalf of a seller. When a property goes through the sales process both your agent (the buyer's agent) and the listing agent (the seller's agent) keep a portion of the sales price as commission on the sale. Buying FSBO real estate however cuts the middleman out of the equation and a commission is not allocated to a seller's agent. This makes for a better passive inveting plan or home ownership plan depending on your goals.


FSBO Real Estate

If the FSBO real estate benefits are not clear to you yet let us look into the math behind a particular scenario. Say for instance you seek out an FSBO MLS real estate listing online and find a quality FSBO real estate property for sale. Let's say your FSBO MLS listing is for $200,000. If a seller's agent were involved approximately 3 percent of the sale would go to the agent. In this case that would be $6,000. You could then offer to buy this property without the help of a buyer's agent and shave an additional $6,000 in commissions that do not need to be paid.

You could then offer the seller $194,000 for the property and both you and the seller get to realize a benefit of $6,000 on the transaction. As a buyer the FSBO real estate benefits include a lower purchase price, lower taxable base, and a slightly lower down payment and monthly mortgage. As a seller you will get a faster sale based on the increased demand that a lower sales price brings, lower capital gains, and you save $6,000 in your transaction that would have been paid to the agents had they been involved. As you can see the FSBO real estate benefits are significant.

Buying Real Estate

Of course dealing with an FSBO real estate transaction is a little harder for the individual parties involved as the agents typically do a lot of the leg work and paperwork of a transaction but this is not rocket science. There are many guides available in your local bookstore or online which walk you through the processes of buying FSBO real estate and selling it alike. Especially if you have a little more time available you can easily do the process yourself and save thousands of dollars in commissions expenses paid to an agent or broker with a real estate license. Remember commissions are based on a percentage of the sales price thus higher value properties will command higher value savings.

There are obvious advantages and benefits to buying real estate listed for sale by owner, with those advantages come additional responsibility but if saving thousands of dollars on your transaction and understand the process more thoroughly are important to you then the FSBO real estate benefits are more than worth the extra work required. Do some research and take your time and in the end you'll feel much better about the results of your real estate transaction.
