In many cases, basic home owner insurance policies don't cover damages caused by floods, which is why homeowners flood insurance is a necessity. Flood insurance policies can be broadly classfied into two types - FEMA run national insurance and those offered by private insurance companies . Each one has its own advantages and disadvantages.

National flood insurance genrally doesn't cover an individual homeowner. It covers communities that are more prone to floods and the homeowners will have to adapt federally required flood management ordinances. But the premiums will be less compared to those offered by private insurers.

On the other hand, private companies offer coverage in almost all parts of the country and a number of types of policies are available catering to different individuals. In mot cases, the benefits offered by these companies are more extensive compared to the ones that national flood insurance offers. However, the quotes can get quite high if you are living in a flood plain.

Before taking any policy, you have to make sure that the policy cover both debris damage, as well as flood damage. In some cases, you might have to buy additional coverage for your belongings. Contacting your local inurance agent is always great before taking any policy.

Homeowner flood insurance policies usually take thirty days to come into effect once you have purchased the policy. So, don't wait until there is a flood warning.
