How To Find Home Loans For Single Mothers?

By | 1 Comments | Rating: 0 | |

Home loans for single mothers are available but they are not very easy to get approved. The life is pretty hard for single mothers. They have to work very hard to make the ends meet. Single mothers have to take care of their house as well as children apart from working long hours. Even after working so hard they find it difficult to make rent payment at the end of the month.

It is very important for single moms to have a home of their own. This way they can get rid of high rent which has to be paid each month. But getting home loans for single mothers is not an easy task. There are various challenges which single mothers have to face while applying for a home loan such as single income, high down-payment and credit history.

The first and foremost challenge is the single income of the family. As per housing loan guidelines, the monthly installment of the housing loan cannot be more than 30% of monthly income. For single mothers who have single income and no one else to support, it becomes a major hurdle for getting a housing loan.

Another issue is the credit history of single moms. Most of the times, single mothers don't have good credit history. This can be due to various factors including not so good employment history, non payment of bills in past or no loans in past. In such cases, single mothers can enter into a rent to own contract if possible. This way, some part of rent will go towards the payment of the home.

High down-payment amount is another factor which makes it difficult for single mothers to get a home loan. Most credit companies would require that person taking the home loan gives a down-payment of around 10% of the home value to get the loan approved. Since these women are already struggling financially, it becomes very difficult for them to shell out thousands of dollars for this payment. But single mothers should not loose heart. There are some credit agencies which are willing to give loans with as low as 3% of down-payment. There are also various types of financial aid for single mothers available from the federal government. You just have to look for them.

If a single mother can manage to get a home loan and move into her own house, it helps her in multiple ways. Not only can she move in a better neighborhood to improve the standard of living, but also she can get better education for her children. Also, she doesn't have to worry about monthly rent anymore. Home loans for single mothers can be a reality if they work with agencies like HUD to make their dream come true.
