How to Sell Websites

By Edited Nov 13, 2013 1 1

One of the more recent phenomenons in the money making world, has been people making money selling websites. Now, of course in order to do this you will actually have to own a website though I will discuss how a beginner can get started with that process for a very small out of pocket cost. Then the process comes down to knowing how to sell websites for make money.

How to sell websites

You might be surprised at how much websites are selling for these days. And you might also be surprised at how little it costs to get a website up and going. The first thing that I want to do in this article is talk about how to setup your own website to sell. The easiest way to get started with a website to business is to create for sale what are called niche websites or, more specifically, niche blogs. A niche refers to a particular, fairly narrow topic that your website will be about. For instance, if your website was called Curing Cold Sores then your niche would be the cold sore treatment niche. There is a bit of an art to niche selection, which is choosing niches that will be able to make you money, but it is a skill, like any other, in which you simply need a bit of practice in order to become proficient.

So, once you have decided upon a niche, you will need to buy a domain name at a domain registrar like GoDaddy.com or NameCheap.com and this will only cost you a few dollars. You may be tempted to buy a .INFO domain because it is so expensive but, for niche websites that you want to sell for a profit, it is best to go with a .COM though .NET and .ORG are acceptable as well. When picking your domain name, pay attention to the keywords that people would logically type into the search engine in order to find a website like yours. You want your niche blog to contain the keyword that your blog will focus on.

The next step is to get a hosting account with a major hosting service. Hosting is an ongoing expense that you will have to pay every month, so you might be tempted to just go with the cheapest host. This is generally a bad idea. If you want to go into business selling websites then you will have to treat the endeavor as a business and that means not skimping on essential products that you will need in order to be successful.

Even if you have never setup a niche blog before, you will be able to learn how to do so from other free sites on the internet in a very short amount of time. One of the best things about learning how to sell websites (and buy websites for that matter) is that there is so much free information available on the internet from other website flippers. I learned most of what I know just by visiting some of the top website flipping blogs and the education that I acquired was invaluable in learning the ropes.

Then you are going to want to write some content or pay a content writer to produce some content for your blog. If you decide to do it yourself, you should be able to really put the hammer down and get about 10 articles cranked out in a day or so. Remember that if you are going to make a full time income selling websites that you are going to have to produce a lot of original content for your sites so if you are not a facile writer then you may want to consider looking for a content writer to hire.

Now, once your website is up and getting a little traffic, you will need to send some links to it so that it can get better placement in the search engines and draw more traffic. There are people who will buy a brand new website that doesn't yet have any traffic, revenue or sales, but you will get a much better selling price for your website if you can claim at least some of those things.

How much will my website sell for?

Typically niche websites (blogs) will sell for 8 to 15 times their monthly revenue. So if your niche site is making $20 a month you can reasonably expect to get at least $160 for it and possibly much more. Website buyers value sites in different ways but the most important thing is always your site's revenue. If you take a site that makes $20 a month and build it up so that it is making just $10 more per month, you will be able to sell it for more than $100 more which really makes a difference when you start selling multiple sites.

As the internet continues to grow there will continue to be demand from website buyers who see buying websites as the ultimate form of passive income. If a person buys your site that makes $20 a month for $200, in ten months they will have earned back all of their investment and every penny that the site makes from that point onward (minus some very minor costs) will be profit. So, as you can see the people who know how to sell websites will be able to profit from the business for the foreseeable future.
