Important Real Estate Agent Abilities

Strength of character and the knowledge of how to talk to different types of people are only a few of the skills required to be a successful Philippinereal estate agent. The downside of these skills is that you can come off as being too forceful or irksome in your attempt to help a client buy or sell a home. In order to have a successful relationship with a client buyer or seller, you need to have these skills down pat.

 

  • Approachability

Being friendly might seem like an obvious given, but you’d be surprised at how many people have yet to master this trait. You will be faced with various people in your line of work, and you’ll have to know how to approach them differently, since no two clients will be exactly the same. Be wary, though, that being too eager is not the same as being likeable; clients need an agent that will be completely honest when the need arises, and not one whose entire skill set is composed of saying yes to everything a client says.

  • Forbearance

As previously mentioned, you have to face a variety of unique characters in the real estate business, so having your voice heard should not involve being stubborn as an ox. Prevent yourself from getting involved in or causing problems when you are helping them with what they need. In addition, because of the offices that you need to go to and the paperwork that need to be done, closing a sale will take up quite a lot of your time. If your client loses his patience for some reason, don’t match your his temper; stay cool and keep your head down at all times.

  • Understanding the market

You always need to be prepared with real estate market information if, for instance, someone comes to you looking for a house for sale. Don’t just memorize statistics and data about the local real estate market; be ready to answer questions like if the neighborhood is a nice place, if the schools in the area are any good, and what rules and requirements the homeowners association impose on the community. Aside from that, homeowners who are trying to determine the price of their home will also find this information useful.

  • Knowledge of negotiating tactics

Because of the competitive nature of the real estate industry, knowing how to negotiate effectively is essential in keeping your business alive. When a home seller or a home buyer hires a real estate agent, one of the things that they determine is how good a negotiator he is, as this is important in making the most out of the deal they are about to close.

  • Real estate technology know-how

Nowadays, you see what an important part of a person’s life technology is, as evidenced by the number of people you see using gadgets like an iPad or a smartphone. If you want to turn these people into clients, you have to think like them; be adept at using MLS, and learn about the marketing potential of social networking sites like Twitter and Facebook. If you want another way of promoting your real estate business, try exercising your writing prowess with a blog.

 

Don’t try to find a secret formula to successfully closing a real estate deal because there isn’t one. A person doesn’t have to be a genius to be a real estate agent, but you do need to keep in mind that it’s not all about you and your commission; what’s important is your ability to help a client who’s making one of the biggest decisions of their life.
