Smart Vacation Rental Owner Tips for Improving a Property's Interior Quality
Nothing halts a sale or prevents a customer from returning to a business like a poor quality product. Even more detrimental is when a poor quality product comes wrapped in an attractive, overly-hyped package. A smart vacation rental owner knows their house and lot are just the packaging, and that the product is actually the features of the property, including what's on the lot, what's in the house, and what attractions are available in the property's immediate area.
Below are some ideas for using staging and décor to add quality to the contents inside the vacation rental owner's housing package.
The Kitchen/Dining Room
⢠In addition to the major appliances of fridge, stove and dishwasher (a washer and dryer are also huge quality-adding features), include a six or more cup coffee pot, a microwave and a toaster or toaster oven.
⢠Tools and utensils should be of good quality plastic or stainless steel (especially for waterfront properties exposed to high amounts of moisture) and replaced often. Include a can opener, serving utensils (including tongs), a knife set, a whisker, spatulas, mixing bowls, and storage containers.
⢠Plates, cups, and flatware should also meet the property's maximum occupancy, doubled. Consider providing disposables of these as well for convenience.
⢠Pots, pans, and baking tins should also be included, preferable with a long-lasting non-stick surface which is not peeling or chipping. Include frying pans and sauce pans of varying sizes, as well as muffing tins, cookie trays, and a lobster pot.
⢠Ensure there is enough eating space in the kitchen or dining room to accommodate the property's maximum occupancy.
The Living Room
⢠Seating areas should be comfortable and provide enough space to meet the property's maximum occupancy.
⢠The television should be large enough to be seen adequately from all seating areas in the room.
⢠Provide a DVD player and a DVD collection of movies.
⢠Include an entertainment library of books, games, puzzles, playing cards, and dominoes.
The Bedroom
⢠Providing quality bedding doesn't necessarily mean a vacation rental owner should shell out a small fortune at Pottery Barn. It simply means to have your beds made up neatly with clean sheets and comforters or quilts, and to have any rips or tears repaired immediately.
⢠Be sure to have on hand two sheet sets for every bed. Also have extra blankets and pillows available.
⢠Use memory foam mattress pads to improve the comfort of older mattresses. Cover mattresses and pillows with hypo-allergenic covers.
⢠Every bedroom should have a night stand, a lamp and an alarm clock.
The Bathroom
⢠The restroom should be spotless. If the tub has any rust or hard water stains, a vacation rental owner might look into porcelain-glazing to return it to like-new condition.
⢠Have extra bathroom tissue on hand.
⢠Provide two bath towels, two hand towels and four wash clothes for each person with a total amount equal to the maximum occupancy for the property.
