Tenant Screening For Commercial Property Owners

By | 0 Comments | Rating: 0 | |

Commercial property can be a lucrative investment, particularly if it is accessible from many different areas. Property owners can ask top dollar when it comes to rent and they usually get it with no negotiating required. The trick is to conduct a tenant screening before renting the property, to ensure that the new renter has the right history when it comes to paying on time.

The property owner must look at the type of business being brought into the property. It does no good to rent to a business that does not fit with the existing establishments, particularly if the property in question houses multiple businesses such as is the case with a strip mall. The last thing a strip mall owner wants to do is place a bar next to a church bookstore because that is bound to cause issues.

Tenant screening can also help to determine the reliability of the potential occupant. If the business is one that is simply relocating to a higher traffic area, it will have a previous rental history that may be investigated by contacting the former landlord. This history can be invaluable in helping the potential landlord to make the correct choice regarding tenants.

Ideally, the tenant screening should help weed out those that have been forced to move due to issues at their previous business locations. The background information that can be gathered will show their rent payment schedules along with how well they got along with other tenants and the previous landlords. No one wants a new tenant in place that may cause existing tenants any problems.

Tenant screening can aid a landlord in creating a community within a community by matching up good businesses with each other. Establishing this type of reputation as a landlord goes a long way in helping to find future tenants due to word of mouth. This can create a basis for purchasing other properties and can result in a line of great renters waiting to lease the new space.
